IDX lead capture is an essential component of your IDX website, helping you turn visitors into clients. By adjusting Web4Realty’s IDX Lead Capture Mode, you can tailor the user experience to meet your business needs.
How does IDX lead capture work?
There are several ways that your IDX portal requires captures leads:
Search results limit. Site visitors are required to sign up and submit their contact information when they click on the View More button within a Gallery or Preset Search component after exceeding X number of listings within their search.
Listings viewed limit. Site visitors are required to sign up and submit their contact information after viewing X number of listing detail pages.
Contact button. Site visitors can click on a Contact Us button on the right hand side of a listing or, optionally, when an IDX Component has no results.
What are the underlying settings for each mode?
Here are the underlying settings for the different lead capture modes:

Which IDX lead capture mode is right for me?
The IDX Lead Capture Mode feature offers four levels of control: Off, Permissive, Medium, and Strict.
Off (None)
Visitors can browse all listings without ever being prompted to provide their contact information.
Why choose this option:
If your priority is maximizing traffic and engagement without any barriers.
If you are running a brand awareness campaign and want to showcase listings freely.
If you prefer to capture leads through other means, such as call-to-action buttons, contact forms, or newsletters.
Drawback: You won’t collect any visitor information directly from property views, reducing opportunities for follow-ups.
Permissive (Gentle Lead Capture)
Users can browse listings freely, but occasional prompts encourage them to register. They can still access most information without registering.
Why choose this option:
If you want to gently encourage lead capture while maintaining a seamless user experience.•
If you’re targeting a broad audience and want to avoid deterring casual browsers.
If you rely on other marketing channels (e.g., social media, email nurturing) to convert leads rather than requiring immediate sign-ups.
Capture high-intent buyers who might be more actively looking.
Drawback: You may capture fewer leads compared to more restrictive settings.
Medium (Balanced)
Users can view a limited number of listings before they are required to register. This ensures some engagement before restricting further browsing.
Why choose this option:
If you want a balanced approach, where visitors get a taste of the listings before they must sign up.
If you want to filter out low-intent visitors while still capturing interested buyers.
If your goal is steady lead growth without significantly impacting website traffic.
Drawback: Some users may leave after reaching the registration requirement, but those who stay are likely higher-quality leads.
Strict (Aggressive)
Users must register almost immediately (e.g., after viewing a single listing or trying to access key details like photos and descriptions).
Why choose this option:
If you prioritize lead volume over user experience, ensuring you capture as much visitor information as possible.
If you work in a highly competitive market and need a large number of leads for outreach supported by online PPC or social media marketing.
Drawback: A high percentage of visitors may leave without registering, reducing engagement and site retention.
